There is a downstairs WC and the utility room is across the hallway, perfect for storing walking gear and boots when you come back from a walk with the dog. There is a useful sink, washing machine, and tumble dryer, as well as a tall freezer and a spare dog cage, if required. The lounge has lovely views of the garden, with comfortable seating and a warming wood burner set into the inglenook fireplace for cosy evenings in, playing board games, or watching a movie on Smart TV.

A door from the lounge leads through to the light and airy reading room with a couple of comfortable seats and a range of books to browse. Guests can use the telescope for dark sky gazing and French doors open to the garden. The bedrooms are all on the first floor.
